David Home Inspection
When you purchase a newly constructed home the builder will issue various warranties from the builder (materials, workmanship, etc.) and from appliance manufacturers (stove, air conditioner, furnace, etc.).  When you purchase a pre-owned home, private insurance companies ( Called Home Warranty Companies ) have policies that cover the home for 12 months or more that insure the buyer against defects found in plumbing, heating / AC and electrical in the home being purchased. A Buyers Agent can help you decide on the best insurance company, coverage and length of coverage for your specific needs. David Home Inspection has worked with many Home Warranty Companies. So before your home warranty runs out, call us to evaluate your home. We may find defects and repairs that would be covered by your home warranty company. We will be happy to conduct a Home Warranty Inspection and provide you with a complete report including pictures and video upon request.

New home inspections:
New home inspections are necessary to assist home buyers. Buyers of new homes are frequently under the mistaken impression the municipality has performed all the necessary and required new home inspections. Simple home inspection sometimes allow new home buyers to find defects they might otherwise miss. For each 8 hour shift a municipal code inspector may have 5 hours on the road. The other three hours is spent on the phone, setting up schedules, reviewing plans dealing with mountains of paper work and other administrative tasks. If the inspector is given a seven code inspections plus three new home inspections to perform in one day how much time does he or she have at each job site to go through his or her new home inspection? Why don't municipalities perform more thorough inspections of new homes? Well there are many reasons. Budget cuts have cut back on the staffing at many municipal building departments. Where there was once a larger staff to inspect there is a smaller staff. Only a small segment of time is devoted to new home inspections.
